Sustainable 24/7 stand-alone property for light manufacturing and logistics close to completion near Wülfrath junction

Düsseldorf/Wülfrath, 12 July 2023 – The town of Wülfrath in the district of Mettmann, North Rhine-Westphalia, has been very popular among retail, manufacturing and logistics companies in 2023. Following the arrival of renowned companies in the town centre at the beginning of this year, the next ultramodern newbuild is now close to completion.

On a former brownfield site at Dieselstrasse 90 – just two minutes from the A535 motorway junction with access to the A46 and A3 – nearly 11,500 m² of hall/logistics space and 1,120 m² of office/social space will be ready for occupancy by autumn 2023.


The property is being built by general contractor GEwerk (headquartered in Bielefeld) in line with the BEG 40 standard. The newbuild meets all ESG criteria and will receive DGNB Gold certification. In addition to fossil-free heating via an air-source heat pump, future users will obtain low-cost electricity from an extensive photovoltaic system, which has a positive influence on the ESG score.

The property consulting firm Realogis, commissioned exclusively by the owner, Hagedorn Group and DFI Real Estate, is already in initial talks with potential users.

“The stand-alone property offers future users 24-hour use seven days a week in the middle of an established industrial park with optimum links to the wider Düsseldorf and Cologne areas as well as the entire Ruhr region,” says Bülent Alemdag, Managing Director of Realogis Immobilien Düsseldorf GmbH. “We are delighted with this sustainable new building, constructed on what used to be sealed ground, which will stimulate further growth for Wülfrath as a business location,” says the Mayor of Wülfrath, Rainer Otto Ritsche. “There is not a lot of resource-efficient and suitable space of this standard for manufacturing, amongst other areas. The volume of new construction is declining throughout Germany. So we are all the more thrilled that, from the third quarter, companies in Wülfrath will have the opportunity to create jobs in the middle of the industrial park while also making a good contribution to our trade tax revenue.”
