Sale-and-leaseback: Atelier Damböck secures company’s future
REALOGIS exclusively commissioned with the sale of the trade fair stand builder’s light industrial park in the Greater Munich area
Munich, 9 December 2021 – In a sale-and-leaseback transaction carried out by Realogis, Atelier Damböck – a corporate group with good connections in the real estate industry – sold its headquarters in Neufinsing, near Munich, and secured the continued use of the urban light industrial park via a lease.
Realogis – the leading consulting firm for industrial and logistics properties and business parks in Germany with 70 experts – was exclusively commissioned by the seller with the extensive round of bidding for the light industrial park at the addresses Oskar-von-Miller-Ring 1+3 and Am Isarkanal 10.
There are two properties, designed to be suitable for third-party use. The first, an existing property at Oskar-von-Miller-Ring 1 built by the construction company Markgraf in 2002, comprises a prestigious, high-end reception and foyer building and usable space totalling 9,270 m², divided into 4,570 m² of hall space (49%), 1,620 m² of office space (17%), an attractive gallery hall of 2,840 m² (31%), and ancillary space (3%, 240 m²).
The second, a new property at Oskar-von-Miller-Ring 3 built by the construction company HasnBau in 2019, has space totalling 2,780 m², divided into 2,640 m² of hall space and 40 m² of office and ancillary space. Both properties are in very good condition.
“By selling and simultaneously leasing back our headquarters, we are retaining our infrastructure, taking up a new, stable position in the second year of the pandemic, and gaining the flexibility that we as a group need for our continued success,” reports Simon Damböck, Managing Partner of the ADM Group and Atelier Damböck Messebau GmbH.
Atelier Damböck operates internationally, has 120 employees in Germany, 10 in Austria and 25 in China, and has implemented complex projects in the fields of brand communication, digital solutions such as digital brand worlds, trade fair design, trade fair stand construction and events for 40 years. Alongside its high level of professionalism, the group is also characterised by a sharp focus on efficiency and conducts all its business processes, including logistics, in a digital-only manner. The customer portfolio predominantly includes renowned market leaders from the high-tech and electronics industry as well as the sports equipment, automotive, banking, construction and chemicals sectors.
Atelier Damböck is also well known in the real estate industry, thanks for example to trade fair stands built for Drees & Sommer, Motel One and Hypovereinsbank. The group is also concerned with creative concepts and implementations of interior improvements in office and residential properties.
The new owner of the light industrial park is an international institutional investor. The parties have agreed not to disclose the sale price.
At the start of the bidding process, 60 potential owners expressed interest in the property between Munich Airport (24 km) and the trade fair centre (20 km). “The high demand shows how sought-after light industrial properties are in the Munich metropolitan area as a result of the shortage of space,” reports Clemens Kerscher, Managing Director at Realogis. “We are delighted that our broad market appeal made it possible to find a buyer that caters for and meets Atelier Damböck’s needs.”
Overall, interest in commercial properties with high suitability for third-party use has increased very sharply, says Clemens Kerscher. This is also demonstrated by the rate of transactions: After Beilngries, Dachau, and now Neufinsing, Realogis has achieved the third successful sale of properties in this asset class within the space of four months. “Purchase prices for properties under EUR 20 million have also risen a fair amount. This is an attractive market environment for companies thinking about selling and restructuring their real estate,” adds Florian Stork, Managing Director at Realogis.
