REALOGIS provides transparency with H1 2022 rental map for new builds

  • Top 8 logistics locations record average increase in prime rents of 9.5%
  • Prime rents for logistics rise in 27 out of 32 markets, at double-digit rates in 17 markets
  • Augsburg: Highest increase in prime rent at +36.4% to EUR 7.50/m²
  • Lower end of the rent range: Hamburg has most expensive minimum rent at EUR 6.70/m²
  • In 15 markets, the gap between minimum and prime rent is EUR 1-2/m²

Munich, 23 August 2022 – REALOGIS, the leading property consulting company for industrial and logistics properties and business parks in Germany, with over 70 experts, has again analysed the actual rents offered by owners of logistics properties, updated daily. The new H1 2022 rental map shows the upper and lower range of prime rents for new logistics properties in the top 8 markets and in 24 regional markets in Germany. It thus provides transparency on the market and reliable information for investors, banks, project developers, users and local authorities.

On average across all top 8 locations, prime rents for new logistics properties increased by 9.5%. In the forerunners Munich and Berlin, they stagnated at the previous year’s level, while all of the other six top markets posted rising rents.

The most expensive logistics location among the top 8 in terms of the prime rent (top end of range) is Munich at EUR 8.50/m² (unchanged as against H1 2021). Users have to pay at least one euro more per square metre for a new build here than at all locations in Germany. In second place is Berlin at EUR 7.50/m². As in Munich, the prime rent here has not risen compared to the same period of the previous year.

By contrast, rent in the Hamburg metropolitan region increased by 19% to EUR 7.50/m² (from EUR 6.30/m² in H1 2021) and is thus positioned on a par with Berlin. Just behind them are the Stuttgart (+5%, H1 2021: EUR 6.95/m²) and Frankfurt (+8.1%, H1 2021: EUR 6.75/m²) metropolitan regions at EUR 7.30/m².

The bottom three spots are occupied by Düsseldorf at EUR 7.00/m² (+14.8%, H1 2021: EUR 6.10/m²), Cologne at EUR 6.85/m² (+17.1%, H1 2021: EUR 5.85/m²) and the Ruhr region at EUR 5.95/m² (+12.3%, H1 2021: EUR 5.30/m²).

“Outside the top 8, the price development in Augsburg particularly stands out: The prime rent for new builds here rose by 36.4% to EUR 7.50/m² and is thus at the level of Berlin and Hamburg,” reports Florian Stork, Managing Director of Realogis Immobilien Deutschland GmbH with responsibility for southern Germany.

The other locations in the top third for prime rent in new builds are also situated in southern Germany:

  • Ingolstadt at EUR 7.05/m² (+8.5%), H1 2021: EUR 6.50/m²
  • Karlsruhe at EUR 7.00/m² (+7.7%), H1 2021: EUR 6.50/m²
  • Regensburg at EUR 6.95/m² (+33.7%), H1 2021: EUR 5.20/m²

The most expensive northern market is Hanover at EUR 6.00/m² (+17.6%) after EUR 5.10/m² in the first half of 2021, while in the eastern region it is Dresden at EUR 5.00/m² (+11.1%, H1 2021: EUR 4.50/m²).

The most affordable logistics properties can be found in the north and east:

  • Göttingen at EUR 4.70/m²
  • Zwickau at EUR 4.60/m²
  • Magdeburg, Erfurt and Halle at EUR 4.50/m²

Price increase at upper end of range: Prime rents rise in 27 out of 32 markets, at double-digit rates in 17 markets
“None of the markets, whether top 8 locations or regional champions, posted a decrease in the prime rent for new logistics properties compared to H1 2021,” says Florian Stork.

“Prime rents rose in a clear majority of 27 out of the total 32 logistics markets. With the two top markets Munich and Berlin and the three regional markets Nuremberg, Kassel and Ulm, the prime rent stagnated in only five markets,” adds Christian Beran, Managing Director of Realogis Immobilien Deutschland GmbH with responsibility for northern and eastern Germany.

“In 17 of the 32 markets, the prime rent rose by more than 10%. The frequency of double-digit percentage increases shows how significantly the prime rent has risen,” explains Christian Beran.

Five markets became considerably more expensive with increases of more than 20%:

  • Augsburg (+36.4% to EUR 7.50/m², from EUR 5.50/m²)
  • Regensburg (+33.7% to EUR 6.95/m², from EUR 5.20/m²)
  • Bielefeld (+26.2% to EUR 5.30/m², from EUR 4.20/m²)
  • Halle (+25% to EUR 4.50/m², from EUR 3.60/m²)
  • Magdeburg (+20% to EUR 4.50/m², from EUR 3.75/m²)


Gap between minimum rent and prime rent for new builds up to EUR 3.00/m²

The biggest gap between the minimum rent and the prime rent is still in Berlin at EUR 3.00/m². In 15 markets, the gap comes to EUR 1-2/m², while in 15 markets there is a small gap of less than EUR 1/m².

Hamburg posts highest minimum rent for new builds
The most expensive location for new logistics properties in terms of the minimum rent, i.e. the level of the lower range of the top 8, is not Munich as in the previous year, but rather Hamburg at EUR 6.70/m² (+9.8%, H1 2021: EUR 6.10/m²).

Munich is currently in second place together with Stuttgart at EUR 6.50/m², unchanged from the previous year and a plus of 3,2% for Stuttgart. In third place is Frankfurt at EUR 6.10/m² (+10.9%, H1 2021: EUR 5.50/m²). Then come Cologne (+11.8%, H1 2021: EUR 5.10/m²) and Düsseldorf (+7.5%, H1 2021: EUR 5.30/m²) at EUR 5.70/m², followed by the Ruhr region at EUR 5.30/m² (+20.5%, H1 2021: EUR 4.40/m²). Berlin brings up the rear at EUR 4.50/m² (+9.8%, H1 2021: EUR 4.10/m²).

The regional markets with the highest minimum rent for new logistics properties are situated in the west and the south:

  • Mainz/Wiesbaden at EUR 5.75/m² (+10.6%, H1 2021: EUR 5.20/m²)
  • Karlsruhe at EUR 5.70/m² (+3.6 %, H1 2021: EUR 5.50/m²)
  • Augsburg at EUR 5.50/m² (+22.2%, H1 2021: EUR 4.50/m²)
  • Heilbronn at EUR 5.50/m² (+10%, H1 2021: EUR 5.00/m²)
  • Mannheim at EUR 5.30/m² (+23.3%, H1 2021: EUR 4.30/m²)

The most expensive northern locations in terms of the minimum rent for new logistics properties are Bielefeld (+29.7%, H1 2021: EUR 3.70/m²) and Hanover (+11.6%, H1 2021: EUR 4.30/m²) at EUR 4.80/m². The most expensive eastern market is Dresden at EUR 4.50/m² (+12.5%, H1 2021: EUR 4.00/m²).

The most affordable locations for the minimum rent for new builds are to be found in the east and the north: Leipzig, Magdeburg and Erfurt at EUR 4.20/m² and Halle at EUR 4.00/m².

Rent increases at lower end of range
The minimum rent for new logistics properties increased by 9.2% on average in the top 8 logistics locations and by 14% in the regional markets. On average across all 32 markets, the increase came to 12.8%.

In 20 markets there was a double-digit percentage increase (10% or more) and six markets even posted more than 20%, with the eastern German markets of Magdeburg and Halle seeing particularly significant price rises:

  • Magdeburg +42.4% to EUR 4.20/m², from EUR 2.95/m²
  • Halle +37.9% to EUR 4.00/m², from EUR 2.90/m²
  • Bielefeld +29.7% to EUR 4.80/m², from EUR 3.70/m²
  • Mannheim +23.3% to EUR 5.30/m², from EUR 4.30/m²
  • Augsburg +22.2% to EUR 5.50/m², from EUR 4.50/m²
  • Ruhr region +20.5% to EUR 5.30/m², from EUR 4.40/m²

Prices only stagnated in Munich and Ulm.
