REALOGIS closes eighth­deal for Kaldox Immobilien Group

Hamburg, 11 November 2021 – Good long-term cooperation pays off for both sides – including in the small size segment. With three additional leases so far in the 2021 financial year, Realogis – the leading consulting firm for industrial and logistics properties and business parks in Germany, with over 70 experts – has increased its volume brokered for the Kaldox Immobilien Group in Billbrook and Norderstedt over the past 24 months to a total of 2,540 m² of rental space and 2,200 m² of outdoor space. The Billbrook industrial area is the oldest and largest cohesive commercial and industrial area in the Hanseatic city after the Port of Hamburg.

“Due to its direct proximity to the city centre, Billbrook remains one of the most sought-after locations in Hamburg for businesses,” reports Rasmus Werner, Senior Consultant at Realogis Immobilien Hamburg GmbH.

Most recently, a leading European building materials wholesaler concluded a lease for 700 m² of renovated hall space and 850 m² of outdoor space on Billbrookdeich right next to the B5 (direct connection to the city centre). The company intends to use this to establish another wholesale and collection location in Hamburg in view of the booming construction industry. A German food producer and restaurant chain for superfood and healthy eating also secured around 350 m² of modernised, food-safe production space with expansion potential on Porgesring. The leased property will serve as a decentralised production site for supplying the relevant restaurants and bistros.

In addition, a communications provider moved into 400 m² of hall space and 200 m² of office space, along with 900 m² of undeveloped space, in the Nettelkrögen industrial estate in Norderstedt.

All leases were concluded on a long-term basis.

With its specialist team in Hamburg, Realogis has been advising the Kaldox Immobilien Group (www.kaldox.de) on its successful development in the commercial property segment since 2020. Including the three new deals, Realogis has concluded a total of eight leases since the start of the collaboration in the small-scale commercial segment and can report a successful purchase mandate (a 3,200 m² developed commercial site in Norderstedt).

The family company Kaldox Immobilien Group has been revitalising, maintaining and managing a large portfolio of commercial and logistics properties throughout Hamburg since the 1990s and is a market leader in this asset class on the Hamburg market. All rental transactions are supervised by the family office itself and construction challenges are tackled in a customised way using short decision-making paths.
