REALOGIS advises DIETZ AG and WINKLER LOGISTIK GMBH on one of southern Germany's largest leases in 2023

Langenau, 29 November 2023 – In a deal advised by Realogis, Stuttgart-based company winkler Logistik GmbH has signed a 20-year lease agreement for 63,400 m² of usable space in a sustainable new-build logistics facility owned by Dietz AG in the Langenau industrial park near Ulm.

According to Realogis, Germany's leading consultancy for industrial and logistics facilities and commercial properties, this is one of the largest logistics facility contracts signed in Germany this year and the largest in the region along the A8 motorway between Stuttgart and Munich. The location enjoys close proximity to the A7 motorway (1.5 km away) and the A7 / A8 motorway junction (Ulm / Elchingen junction).

The owner and developer of the property complex at Magirusstrasse 2 is a subsidiary of the company Dietz AG from Bensheim, Germany. The sole user will be winkler Logistik GmbH, the logistics company of the commercial vehicle parts wholesaler winkler. The commercial vehicle specialist, headquartered in Stuttgart, will have a total area of approximately 60,000 m² of hall space, 3,400 m² of office and communal space as well as 266 car and 16 lorry parking spaces.

"The essence of our future strength lies in the capacity of our new central warehouse – a hub that not only moves goods, but also guarantees our customers maximum availability and forms the basis for our future growth," explained Rüdiger Hahn, CEO of the winkler Group, emphasising the importance of the project for winkler.

Andreas Mayer, Head of Logistics, added: "The site in Langenau near Ulm will be our largest and most advanced site and will therefore be the perfect fit for our logistics and location strategy."

winkler relocates from Ulm to Langenau
The group currently has three modern central warehouses in Ulm, Kassel and Vienna. The warehouse in Ulm supplies spare parts to customers in southern Germany, Austria and Switzerland. It is also used for global export and customs clearance.

At the Langenau site, the commercial vehicle specialist is planning a state-of-the-art logistics centre with sustainable building equipment and automated storage areas in a warehouse space covering around 60,000
m².

Once it is completed, winkler Logistik GmbH will relocate from Ulm to Langenau. "The new site offers space for growth, meaning we can continue to provide our customers with the excellent availability they are accustomed to," said Andreas Mayer, explaining why winkler Logistik GmbH has decided to relocate.

Every day, more than 1,600 employees at over 40 sites in seven European countries help workshops, commercial vehicle owners, bus and coach operators and agricultural businesses identify and procure suitable spare parts and workshop supplies. As a commercial vehicle expert, winkler also offers comprehensive specialist advice and training in all aspects of commercial vehicle technology.

Handover of the property in summer 2025
The site, which was built in 1991/1992 and previously used by Iveco as a warehouse, will be demolished by the owner and investor Dietz AG at the beginning of 2024 with a focus on the use of resources. Construction of the six-unit property at Magirusstrasse 2 is scheduled to start in April 2024, with handover to the tenant planned for the summer of 2025.

"There was considerable demand for this outstanding project, not least due to the overall market situation. We are delighted that we now have a long-term tenant with a strong credit rating in winkler Logistik GmbH. We believe that the company is the ideal tenant for the site and will have a very positive impact on the city and the region," commented Dr Hafez Balaei, CEO and COO of Dietz AG.

"Consultations with those responsible in the town of Langenau have always been positive and expedient. We will apply the highest sustainability standards to the project and also install a high-performance photovoltaic system on a large area of the roof. Ultimately, we are aiming for DGNB Platinum certification," added Markus Engelmann, CEO and CTO of Dietz AG.

"We assisted the winkler corporate group for over a year in their search for a suitable property at an established and well-connected site in southern Germany.
