Redensification: REALOGIS secures user for new build on competitive Nuremberg market

Nuremberg, 6 April 2022 - In addition to brownfield developments, redensification is now the only way to bring to market high-quality new construction space at top locations in Germany. One example of this is Nuremberg, a region that has experienced an extreme lack of space for industry, retail and logistics for years.

In a deal brokered by Realogis – the leading German consulting firm for industrial, logistics and commercial properties – a global B2B retail company in the construction sector has secured a redensified new built property in Nuremberg’s Schmalau industrial area. This allows the future user to quickly reach the existing location at the Nuremberg port.

The property is located right next to the A3 and A7 motorways and is currently being built by logistics property developer Panattoni on approximately 30,000 m² of developed land. The new building at Wetzlarer Strasse 39 has just under 8,000 m² of hall space, 600 m² of office space and 600 m² of mezzanine space and will be DGNB Gold certified. It is set to be completed in November 2022.

“Alongside Munich, Nuremberg is certainly the toughest market for logistics sites in Bavaria. Hardly any new industrial sites have been designated. This means that often the only option is to identify potential and create new, modern space by way of redensification,” said Markus Happerger, Head of the Germany South Letting department at Realogis. “If you want to secure space like this, you have to act fast and finalise the lease quickly. This was the key to the successful letting in this case.”
