REALOGIS sweeps Hanover logistics market
- Property consulting firm responsible for a third of total rental take-up
- Strong demand for spaces upwards of 20,000 m²
- Rents up by approximately 8% – Yields at 3.4%
- Until 2025: More speculative new development projects expected
“The success of our team in Hanover shows the level of market penetration we have achieved at this point,” says Christian Beran, Managing Director of Realogis Immobilien Deutschland GmbH and in charge of northern Germany.
As a logistics region, Hanover has been setting rental records in this segment for years. It serves as a European logistics hub and a key inland location for north German ports. According to the Hanover Office of Economic Development, take-up by all market participants amounted to 425,000 m² in total for rentals (325,000 m²) and owner-occupancy (100,000 m²) in the past year.
In the past year, Realogis concluded a total of 13 standalone leases in the areas of commerce, industry and logistics. “The size segments brokered range from 1,000 m² to 36,000 m². Our team offers the full package, which allows us to handle all customer requests,” reports Christian Beran.
The transactions closed in the large-area segment include the packaging expert Delkeskamp in Hanover (11,000 m²) and the DIY chain Hornbach in Lehrte (12,700 m²). Clients in the mid-sized segment include the stand builder GO Exhibitions GmbH in Ronnenberg (6,000 m²), Barsan Global Logistik in Lehrte (6,500 m²), Winner Spedition in Barsinghausen (5,650 m²), an industrial group in Lehrte (4,500 m²), the trader Rhino Reifen (4,500 m²) and the food logistics provider Fatrans (2,500 m²). One client in the smaller segment is the e-mobility service provider BOLT (1,065 m²).
Strong demand for spaces upwards of 20,000 m²
“The Hanover logistics market was characterised by a high level of letting activity for large spaces in the second half of 2021. Seven leases were signed by all market participants in the space of just a few weeks,” says Christian Beran. Customers for large areas in this period included Arvato (more than 40,000 m² at the Hanover Fairgrounds), a logistics service provider (36,000 m²) and Imperial (29,000 m² in Sarstedt).
More speculative new development projects expected
Looking ahead over the coming years, Christian Beran adds: “Industry, logistics and commerce need space to produce, process and distribute products for consumers in conventional and e-commerce. However, we are not currently aware of a greenfield with more than 50,000 m² of new space. We are desperately waiting for new space and, given the growing shortage of existing space, we are pleased to see the ongoing rise in the speculative development of new projects.”
The region’s appeal, according to the logistics property expert, will continue to grow. Christian Beran continues: “Brownfield sites, converted space and redensification will play a defining role on the Hanover industrial and logistics market over the next three years.”
Rents for new properties up by approximately 8% – yields fall to 3.4%
“Like almost everywhere in Germany, rents in the logistics property segment are rising in the Hanover region as well,” explains Christian Beran. According to Realogis, rents are moving in the direction of EUR 5.50/m² for modern facilities, an increase of 7.8% compared to the same period of the previous year. In some cases, more than EUR 6/m² is already being offered for the first new developments. “But is remains to be seen whether the market is ready for that,” says Christian Beran. By comparison, prime rents rose to a new high of EUR 6.70/m² in the Hamburg metropolitan region in the comparative period, while in Berlin they are at EUR 6.80/m².
Users of functional existing properties in the Hanover region are now paying at least EUR 4.20/m² and not more than EUR 5.35/m².
The yield curves for logistics properties in the Hanover metropolitan region are similar to those for Germany’s top six logistics markets,” affirms Christian Beran. While Hamburg, Berlin, Düsseldorf, Cologne, Frankfurt, Stuttgart and Munich are now reporting prime gross yields of just 3.10%, in Hanover they are moving towards 3.4%.
