REALOGIS: Ruhr region takes the lead among Germany’s Top 8 logistics markets in the first half of 2026
- Top 8 locations record take-up of 1.52 million sq m
- Ruhr region ahead of Frankfurt and Berlin
- Big-box spaces, large units and lease transactions shape the market
- Logistics/Distribution remains the strongest occupier group
- Munich remains the most expensive market, Ruhr region the most affordable
Rents: Munich remains ahead, Hamburg records the strongest increase
Prime rents were largely stable across the Top 8 locations in the first half of 2026. Prime rents increased year-on-year in three of the eight markets. Munich continued to command the highest prime rent. At €13.50/sq m, it remained unchanged compared with the first half of the previous year, interrupting the upward trend that had been in place since 2022. In the first half of the previous year, prime rent had still increased by around 29% compared with the first half of 2024.
Berlin again ranked second at an unchanged €10.50/sq m. Frankfurt and Stuttgart followed at €8.70/sq m each. While Frankfurt’s prime rent increased by 5% over the half-year period, the strongest rise among all Top 8 locations, Stuttgart recorded an increase of only 2%. Hamburg reached €8.50/sq m, up 1%. Prime rents remained unchanged year-on-year across all other Top 8 locations. The Ruhr region again recorded the lowest prime rent at €7.75/sq m.
Munich retained its leading position for average rents at €9.20/sq m. Rental levels there increased moderately by 2%. Berlin followed at an unchanged €8.10/sq m. Hamburg moved into third place with €7.30/sq m. Its 12% increase was the strongest rise among the Top 8 locations analysed. Average rents remained unchanged in all other markets. The Ruhr region again recorded the lowest average rent at €6.50/sq m.
Deal types and property types: Lease transactions and big-box spaces dominate the market
The majority of take-up across the Top 8 markets in the first half of 2026 was attributable to lease transactions. Tenants accounted for a total of 1.47 million sq m, or 97%. Owner-occupiers contributed 50,400 sq m (3%).
By property type, big-box spaces dominated market activity. They accounted for 846,200 sq m, or 56% of total take-up. Properties not classified as either big-box spaces or business parks represented the second-largest share, with 479,300 sq m (31%). Business parks reached 194,300 sq m (13%), making them the smallest segment.
Occupier groups: Logistics/Distribution remains the strongest sector
The largest occupiers across the Top 8 locations in the first half of 2026 were companies from the Logistics/Distribution sector. They accounted for 691,300 sq m, or 45% of total take-up.
Manufacturing followed at a considerable distance with 377,100 sq m (25%). Retail accounted for 331,800 sq m (22%). Within the retail sector, e-commerce represented the larger share, accounting for 229,350 sq m, or 69% of retail take-up. Traditional retail accounted for 102,450 sq m (31%). The combined category of Others ranked last with 119,600 sq m (8%).
Size categories: Large units of 10,001 sq m and above shape market activity
Large units of 10,001 sq m and above shaped market activity across the Top 8 locations in the first half of 2026. They reached 794,140 sq m, or 52% of total take-up. With the exception of Munich, this size category was the highest-volume segment in each Top 8 market.
Space between 5,001 sq m and 10,000 sq m followed with 311,450 sq m, or 20%. Medium-sized units between 3,001 sq m and 5,000 sq m accounted for 208,390 sq m (14%). Smaller units between 1,000 sq m and 3,000 sq m contributed 163,750 sq m (11%). Very small units below 1,000 sq m were of secondary importance, accounting for 42,070 sq m (3%).
