REALOGIS rental price map H1 2024: Prime rents for new logistics buildings in Germany at record level

  • Increase in the price of new buildings slows down: Price increase of 6.8 % within twelve months, 1 % within the last six months
  • Of the 33 logistics property markets analysed, three of the five most expensive are in Bavaria
  • Northern markets outside the top locations: Wolfsburg increases in price by a significant 18.2 %
  • Eastern markets outside the top locations: Leipzig and Magdeburg with double-digit rental growth
  • Southern markets outside the top locations: Augsburg with 13.3 % price increase
  • Mainz/Wiesbaden most expensive western market outside the top 8 locations
  • Most favourable markets according to the upper end of the rental price range for new builds: Zwickau, Halle, Erfurt and Hof
     
Munich, 30 August 2024 - To provide retailers, manufacturers and their service providers as well as banks and institutional investors with useful guidance, Realogis - Germany's leading consultancy for industrial and logistics properties and commercial land - has analysed the most important logistics markets in Germany. The current rent map shows the development of prime rents for new buildings* in 33 markets over the last twelve months.
 

"On average, the prime rent across all 33 top and regional locations for new-build logistics properties has risen by 6.8% within twelve months," explains Christian Beran, Managing Director of Realogis Immobilien Deutschland GmbH and responsible for the northern and eastern markets outside the top locations.

"When looking at price increases in the top 8 locations only, the increase in the upper value for new-build properties averages 9.0%, particularly due to the significant increase in prices in the Ruhr region, which rose by 19.2%," says Bülent Alemdag, Managing Director of Realogis Immobilien Düsseldorf GmbH. The top 8 locations of Berlin, Hamburg, Düsseldorf, the Ruhr region, Cologne, Frankfurt, Stuttgart and Munich as well as 25 regional markets were included in the analysis.

"However, growth in prime rents at the upper end of the price range has slowed significantly over the past six months. On average, the increase in rents across all 33 markets was only 0.9% compared to the end of the year. At the highest point of rental price increases in the last five years, the average annual increase was still 14.9% at the end of 2022," adds Florian Stork, Managing Director of Realogis Immobilien München and Realogis Immobilien Deutschland GmbH and responsible for the southern markets outside the top locations.

"Looking at all 8 top markets, the average price increase in the first six months of 2024 is at the same level of 0.9%, which is due to the Ruhr area being the only top market with rental growth of +6.9%, while all other top markets are moving sideways," explains Bülent Alemdag.

All Realogis figures are based on actual, daily updated asking rents from property owners and not on the analysis of web listings. The Realogis rental price map therefore reflects what is actually happening and ensures the greatest possible transparency for all market participants.

Three Bavarian logistics property markets among the five most expensive markets
The most expensive new-build logistics location in Germany in absolute terms, based on prime rents, is still Munich at €12.00/m². Rents in the Bavarian metropolis have risen by 14.3% within twelve months, from €10.50/m². Nuremberg, another Bavarian market, follows in second place at €8.90/m², which equates to a sideways movement in both price and rank. The logistics property market in the capital city has climbed three ranks: the price increase in Berlin is 10.3% and the current rental price is €8.60/m² (coming from €7.80/m²).

Augsburg is in 4th place with €8.50/m² (+13.3% coming from €7.50/m² or 8th place). Hamburg and Düsseldorf are in fifth place with rents of €8.25/m² at the end of the first half of 2024. In Hamburg, the prime rent rose by a moderate 3.1%, up from €8.00/m² or 3rd place, while in Düsseldorf it increased more significantly by +10.0%, up from €7.50/m² or 8th place.

Stuttgart ranked only slightly behind in 7th place with €8.20/m² (+2.5%, up from €8.00/m² or 3rd place). Due to the low price dynamics, this represents a drop of four places. Ingolstadt remains in 8th place at €8.10/m² (up 8.0 % from €7.50/m²), followed by Cologne at €8.00/m² (up 8.8 % from €7.35/m² or 14th place). Tenth place, with a rent of €7.90/m², was taken by several other cities: In addition to the top market of Frankfurt (together with Mainz/Wiesbaden), top rents are also at the same level in Mannheim and Karlsruhe.

The low rent growth of 3.9 % in Frankfurt compared to other top markets, coming from €7.60/m² or 7th place, has resulted in a drop of three places. The Mainz/Wiesbaden market recorded a price increase of 5.3% (coming from €7.50/m² or 8th place), Mannheim +6.8% (coming from €7.40/m² or 13th place) and Karlsruhe (compared to H1 2023, this represents stagnation and a drop of five places).

The Ruhr region continues to be the most favourable top market according to the upper value of the rental price range for new-build properties and is currently ranked 15th at €7.75/m² (H1 2023: 18th place). However, the 19.2 % increase in rents (H1 2023: €6.50/m²) is the highest of all rental price increases.

Northern markets outside the top locations: Wolfsburg increases in price by a significant 18.2 %

  • Hanover currently in 16th place at €7.50/m² (sideways price movement coming from 8th place)
  • Osnabrück is in 22nd place with €6.60/m² (H1 2023: €6.50/m² or 18th place, +1.5%)
  • Wolfsburg is in 23rd place together with Bremen and Braunschweig at €6.50/m²
  • Wolfsburg coming from €5.50/m² or 31st place (+18.2%) - significant rise of 8 places
  • Bremen stagnates and drops to 23rd place (coming from 18th)
  • Brunswick increases in price by a moderate 4.8%, coming in at €6.20/m² (also ranked 23rd)

Eastern markets outside the top locations: Leipzig and Magdeburg with double-digit rental growth

  • Leipzig is in 19th place at €7.25/m² (H1 2023: €6.20/m² or 23rd place, +16.9%)
  • Dresden and Magdeburg are in 26th place at €6.20/m²
  • Dresden from €5.80/m² or 26th place (+6.9%)
  • Magdeburg coming from €5.50/m² or 31st place in the previous year (+12.7% - up 5 places)

Southern markets outside the top locations: Augsburg with 13.3 % price increase

  • Nuremberg is currently in second place at €8.90/m² (stagnation in price and rank)
  • Augsburg ranks 4th at €8.50/m² (price increase of 13.3% from €7.50/m² or 8th place) - up four places
  • Ingolstadt remains in 8th place at €8.10/m² (an increase of 8%, coming from €7.50/m²)

Mainz/Wiesbaden western German market outside the top 8 locations with the highest prime rent
"According to the Realogis analysis, Mainz/Wiesbaden is the only and therefore most expensive western German market outside the top locations," says Julian Petri, Managing Director of Realogis Immobilien Frankfurt GmbH. The market is ranked 10th at €7.90/m², which corresponds to an increase in price of 5.3% within one year (H1 2023: €7.50/m² or 8th place).

Most favourable markets according to the upper end of the rental price range for new builds: Zwickau, Halle, Erfurt and Hof
In 30th place are Zwickau and Halle at €6.00/m², Zwickau at €5.80/m² (+3.4%) and Halle at €5.50/m² (+9.1%). Erfurt is in 32nd place with €5.60/m² (price stagnation, coming from 30th place, down two places). Hof brings up the rear at €5.50/m² (price fall of 5.2% from €5.80/m² and down seven ranks from 26th place).

The highest year-on-year rental price growth at the upper end of rents for new-build properties can be seen in the Ruhr region, Wolfsburg, Ulm and Leipzig:

  • Ruhr area with +19.2% to € 7.75/m² (H1 2023: € 6.50/m²)
  • Wolfsburg with +18.2% to € 6.50/m² (H1 2023: € 5.50/m²)
  • Ulm with +18.1% to € 7.50/m² (H1 2023: € 6.35/m²)
  • Leipzig with +16.9% to € 7.25/m² (H1 2023: € 6.20/m²)

In contrast, prime rents stagnated year on year in Nuremberg, Erfurt, Karlsruhe, Bremen, Kassel and Hanover.

Prime rents only fell in Hof: -5.2% to €5.50/m² (H1 2023: €5.80/m²)
