REALOGIS: NRW take-up rises to 624,300 sq m at mid-year
- Take-up totalled 624,300 sq m across the three NRW markets of Düsseldorf, Cologne and the Ruhr region
- Second-strongest first half for warehouse space since 2014
- Rents remained unchanged in all three submarkets
- The Ruhr region remained the largest submarket, ahead of Düsseldorf and Cologne
- Logistics/Distribution led demand; e-commerce shaped retail
Pure warehouse space accounted for 578,400 sq m, or 93% of total take-up. This means take-up in this segment was 117,000 sq m, or 25%, above the same period last year (H1 2025: 461,400 sq m). It also exceeded the five-year average of 462,766 sq m by 25%. Based on warehouse space, this was the second-strongest first half since records began in 2014.
The five largest leases totalled 199,270 sq m, or 32% of total take-up. They were signed by ID Logistics (70,000 sq m) and Goodcang Logistics (41,920 sq m), both in Cologne, as well as Cencora (34,460 sq m), Goodcang Logistics (30,000 sq m) and Blitz Distribution in the Ruhr region (22,890 sq m).
Bülent Alemdag, Managing Director of REALOGIS Immobilien Düsseldorf GmbH, says: "The strong half-year result does not indicate broad market momentum, but above all shows the importance of available existing space. Those who can offer marketable space at short notice clearly have an advantage."
Rents: No change, Düsseldorf remained the most expensive submarket
Düsseldorf remained the most expensive market in North Rhine-Westphalia. This applied to both prime rent and average rent. They stood at €8.25/sq m and €7.00/sq m respectively.
Cologne recorded a prime rent of €8.00/sq m and an average rent of €6.85/sq m, while the Ruhr region stood at €7.75/sq m and €6.50/sq m. All figures remained unchanged compared with full-year 2025 and the first half of 2025.
Space types: Existing space remained clearly dominant
Across NRW, existing properties accounted for 494,740 sq m, or 79% of total take-up. Brownfield developments reached 113,360 sq m (18%). Greenfield developments totalled 16,200 sq m (3%). No owner-occupier deals were recorded in the first half of 2026.
Submarkets: Ruhr region ahead of Düsseldorf and Cologne
The Ruhr region remained the strongest submarket in the first half of 2026, reaching 255,500 sq m, or a 41% share of take-up. Düsseldorf totalled 193,000 sq m (31%), while Cologne reached 175,800 sq m (28%).
While the Cologne and Ruhr region markets recorded increases of 105% and 29% respectively, Düsseldorf posted a decline of 11%. Based on pure warehouse space, all three submarkets were above their respective five-year averages.
Occupier sectors: Logistics/Distribution led, retail remained strong
Logistics/Distribution accounted for 367,800 sq m, or 59% of total take-up. Retail reached 128,200 sq m (21%), including 83,200 sq m from e-commerce. Manufacturing totalled 92,600 sq m (15%), while Supply/Others accounted for 35,700 sq m (5%).
Size bands: Large-scale leases shaped the market
Leases of 10,001 sq m and above accounted for 410,450 sq m, or 66% of total take-up. Units of 5,001 to 10,000 sq m totalled 145,200 sq m, while units of 3,001 to 5,000 sq m reached 32,700 sq m and units of 1,000 to 3,000 sq m totalled 31,550 sq m. Units below 1,000 sq m accounted for 4,400 sq m.
