REALOGIS: Logistics take-up across Germany’s Top 8 markets returned to growth in 2025
- 2.78 million m² of take-up, up 21% year-on-year
- The Ruhr region was the largest submarket with 603,200 m²
- Munich was the most expensive market with €13.50/m²
- Leases dominated the market with a 94% share
- Big-box space accounted for 1.62 million m²

Rent levels: Munich well ahead, average rents stabilised
Rents showed a mixed picture. Munich led the market with a prime rent of €13.50/m² and also posted the strongest increase, up 23% or €2.50/m² compared with 2024. Berlin followed with €10.50/m² (end-2024: €9.90/m²). Frankfurt and Stuttgart shared third place at €8.50/m² each. Frankfurt increased, while Stuttgart remained at the previous year’s level. The same applied to the rent levels in Düsseldorf and Cologne, at €8.25/m² and €8.00/m² respectively. In Hamburg, prime rents increased by €0.05/m² to €8.30/m² compared with the end of the previous year. The Ruhr region remained the most affordable market at €7.75/m².

For average rents (excluding Frankfurt), the mean increase in 2025 amounted to 2% compared with the end of 2024. Average rents were €9.00/m² in Munich and €8.10/m² in Berlin. Stuttgart and Düsseldorf each reached €7.00/m², Cologne €6.85/m², and the Ruhr region €6.50/m². Hamburg recorded the lowest level at €6.40/m².

Take-up: downward trend ended, Ruhr region contributed the largest share
After three years of declining results, take-up across the Top 8 markets increased noticeably again in 2025. The strongest percentage gains were recorded in the Ruhr region and Berlin.
The Ruhr region made the largest contribution to the annual result with 603,200 m² and a market share of 22%. Frankfurt followed with 435,200 m², ahead of Berlin with 433,000 m².
Compared with the five-year average, Munich, the Ruhr region and Düsseldorf were the only regions to reach or exceed their benchmark. Munich was well above the average, the Ruhr region also exceeded it, while Düsseldorf matched its average. Stuttgart lagged the most.
Deal types: leases remained dominant, owner-occupiers played a minor role
In 2025, take-up was almost entirely attributable to leasing deals. 94%, or 2.61 million m², was taken by tenants. Owner-occupiers accounted for 6%, or 174,400 m². Compared with 2024, the structure therefore remained virtually unchanged.
Property types: big-box space rose sharply, business parks declined
Big-box deals shaped market activity and reached take-up of 1.62 million m² in 2025, corresponding to a 58% share. This segment recorded the strongest increase.
Space in properties outside the big-box and business park categories totalled 758,900 m², or 27%. Business parks ranked last with 408,700 m², or 15%, and were the only category to decline. Overall, the decrease in business parks was more than offset by growth in big-box and other properties.
Occupier groups: Logistics/Distribution clearly ahead, Retail/Wholesale ranked second
The largest occupiers in 2025 were companies from Logistics/Distribution. They accounted for around 1.33 million m², or 48% of take-up, replacing retail as the previous year’s leading sector. This was also the only occupier group to exceed the five-year average.
Retail followed with 757,300 m², accounting for 27% of total take-up. Traditional retail dominated with 492,600 m², representing a 65% share within this segment (2024: 460,400 m²/53%). Leases signed by e-commerce companies totalled 264,700 m², equal to 35% of take-up in this segment (2024: 401,500 m²/47%).
Manufacturing again ranked third with 498,400 m², or 18%, and increased moderately. Other sectors accounted for 203,000 m², or 7%.
Size categories: large units dominated, space above 5,001 m² gained importance
Large units of 10,001 m² and above remained the dominant segment, reaching 1.54 million m², or a 55% market share. Space of 5,001 m² to 10,000 m² followed with 475,000 m², or 17%. Combined, just under three quarters of take-up was attributable to space of 5,001 m² and above.
Space between 3,001 m² and 5,000 m² as well as between 1,000 m² and 3,000 m² declined slightly. Very small units below 1,000 m² once again formed the smallest category and recorded the sharpest decrease.
