REALOGIS: Last unit in the new brownfield logistics building in Zeven ready for occupancy in early 2025

Hamburg / Zeven, 25 September 2024 - The last vacant space (Unit 1) of the new logistics building in Zeven will ideally also be let to a company from the neighbourhood or region, if Realogis, Germany's leading consultancy for industrial and logistics properties and commercial land, has its way.

The consultancy company has been commissioned by the project developer Bauwo headquartered in Hanover, which is currently realising the logistics park on a brownfield site, to market the last vacant unit exclusively. Bauwo celebrated the topping-out ceremony for the first two units (Unit 1 and Unit 2) with a total of around 18,450 m² of warehouse space in August 2024 together with the future user DMK Deutsche Milchkontor, which was brokered by Realogis.

From January 2025, a total of around 10,300 m² of additional space is expected to be available to potential users in the energy-efficient property complex, which is suitable for third-party use and has a hall height of around 12.10 m UKB. The unit includes approx. 9,260 m² of heated and sprinklered hall space with a floor load-bearing capacity of approx. 7.5 tonnes/m² and approx. 1,040 m² of ancillary space. Office space can be created on the mezzanine level if required. Access is via eight ramps with dock levellers and a sectional door at ground level.

Realogis is already in talks with various users for this last unit, including companies from the Hamburg metropolitan region, to which Zeven belongs. The joint municipality in Lower Saxony is located directly on the A1 Scandinavia-Ruhr motorway. The port of Hamburg can be reached within an hour via the A1 motorway and users benefit from a significantly lower rent level in Zeven against the backdrop of sharply rising rents in Germany's top locations.

"The property, which is located in the middle of the industrial area and is available 24/7, is particularly interesting for companies in the neighbourhood, such as Milchkontor, who want to modernise their business or are considering building their own premises. With foreseeable availability, they will receive a top property of high structural quality with a well thought-out sustainability concept that they only have to rent," explains Fabian von Rohr, Consultant at Realogis Immobilien Deutschland GmbH.

The sustainability concept includes the use of renewable energies through the operation of a photovoltaic system on the entire roof area of the hall, nature-orientated and insect-friendly design of the outdoor facilities as well as of the office and technical porches and charging stations for electric cars . Bauwo is aiming for certification in the GOLD standard of the German Sustainable Building Council (DGNB) for the property.
