REALOGIS: Dusseldorf logistics and industrial property market in 2025 at an average level; leasing of big-box space especially popular

Dusseldorf, 18 February 2026 – REALOGIS Unternehmensgruppe, Germany’s leading advisory firm for industrial and logistics properties and commercial land, recorded total take-up of 299,000 m² on Dusseldorf’s industrial and logistics property market in 2025. Compared with the previous year, this represents a decline of 20,500 m² or 6% (2024: 319,500 m²). The result was therefore almost in line with the five-year average of 300,160 m². The five largest lease transactions accounted for 42% of total take-up: Goodcang (43,200 m²), GV Logistik (22,890 m²), an e-commerce company (20,180 m²), Nordlicht (20,000 m²) and Tecpro (20,000 m²).

Rents: no movement in 2025
The prime rent recorded for the Dusseldorf market stood at €8.25/m² at the end of 2025 – unchanged from the previous year. However, this was 8% above the 5-year average of €7.64/m². The average rent also remained unchanged year-on-year at €7.00/m² at year-end 2025, around 10% above the 5-year average (€6.36/m²).

 

Take-up: existing space dominated, brownfields gained, greenfield activity collapsed
Letting transactions in existing space shaped market activity. They totalled 172,400 m², accounting for 58% of overall take-up (2024: 168,400 m² / 53%). The leases signed by Goodcang and Nordlicht alone amounted to 63,200 m², representing 37% of take-up in existing space.

Leasing in new-build properties on former brownfield sites gained in importance. It reached 88,600 m² and a 29% market share (2024: 66,600 m² / 21%). GV Logistik and an e-commerce company together accounted for 43,070 m², representing 49% of brownfield activity.

By contrast, activity in new builds on greenfield sites declined sharply. Take-up here totalled 38,000 m², equivalent to a 13% market share (2024: 84,500 m² / 26%) – a decrease of 46,500 m² or 55%. Tecpro delivered the largest lease in this segment with 20,000 m² and was therefore responsible for 53% of take-up in this category.

The combined increase in existing space and brownfield sites (+26,000 m²) did not offset the decline in greenfield activity (–46,500 m²); year-on-year this resulted in a decrease of 20,500 m². In 2025, Düsseldorf remained a pure tenant market.

 

Property types: big-box space led the way; lettings in business parks down sharply
Big-box space dominated in 2025 with 210,500 m² and a 71% market share (2024: 182,800 m² / 57%). It was also the only property type to record growth in take-up (+15%).

Other properties that cannot be assigned either to the big-box category or to business parks reached 51,600 m² and 17% (2024: 66,500 m² / 21%). Business parks fell back to third place, totalling 36,900 m² and 12% (2024: 70,200 m² / 22%), almost half the prior-year result.

 

Sectors: Logistics/Distribution on top; Retail/Wholesale with clear losses
Logistics/Distribution
generated the highest take-up in 2025 with 171,400 m² and a 57% market share (2024: 81,500 m² / 26%). With an increase of 89,900 m² or 110%, it exceeded the 5-year average of 142,680 m² by 20%. In the previous year, the average had still been missed by 36%. Goodcang, GV Logistik and Nordlicht together contributed leases totalling 86,090 m².

Manufacturing reached 55,200 m² and 19% (2024: 29,300 m² / 9%). Take-up also rose significantly here (+25,900 m² / +88%) and was 25% above the 5-year average of 44,060 m². Tecpro alone accounted for 36% of the sector’s result.

Retail/Wholesale fell to 47,500 m², equivalent to a 16% market share. After the exceptional increase of +968% in 2024 (2024: 178,400 m² / 56%), take-up in 2025 declined by 130,900 m² or 73%. Within Retail/Wholesale, e-commerce dominated with 36,500 m² and a 77% share (2024: 95,000 m² / 53%). The single lease by an e-commerce company (20,180 m²) accounted for 55% of e-commerce take-up. Traditional retail contributed 11,000 m² and 23% to the result (2024: 83,400 m² / 47%).

Supply/Others continued to play a subordinate role with a combined 24,900 m² or 8% (2024: 30,300 m² / 9%).

 

Size bands: deals of 10,001 m² and above shaped the market
The size band of 10,001 m² and above once again dominated with 210,500 m² and a 70% market share (2024: 163,000 m² / 51%). This corresponds to an increase of 47,500 m² or 29%, and a gain in importance of 19 percentage points. The key leasing deals totalled 126,270 m², accounting for 60% of overall take-up.

The 5,001 m² to 10,000 m² band slipped to 23,400 m² or 8% (2024: 78,300 m² / 25%). Space of 3,001 m² to 5,000 m² reached 27,200 m² and 9% (2024: 33,900 m² / 11%). The 1,000 m² to 3,000 m² category totalled 28,800 m² and 10% (2024: 39,500 m² / 12%). Very small units below 1,000 m² remained marginal at 9,100 m² and 3% (2024: 4,800 m² / 1%).
