REALOGIS: Stuttgart logistics real estate market puts weak previous years behind it

    • Take-up reached 129,500 sq m
    • Warehouse space increased by 191% compared with H1 2025
    • Prime rent rose to €8.70/sq m, average rent stable
    • Large-scale deals returned
    • Manufacturing dominated demand
Stuttgart, 16 July 2026 – The Stuttgart logistics and industrial property market gained significant momentum in the first half of 2026. Following a prolonged period of low take-up, REALOGIS Unternehmensgruppe, Germany's leading consultancy for industrial and logistics properties and commercial land, recorded total take-up of 129,500 sq m.

Of this, 118,100 sq m, or 91%, was attributable to warehouse space. Compared with the same period of the previous year, this represented an increase of 77,550 sq m, or 191%, and therefore almost three times the prior-year figure. At the same time, the current five-year average for warehouse space of 86,530 sq m was exceeded by 36%. Office space contributed 10,600 sq m (8%) to total take-up, while mezzanine space accounted for 800 sq m (1%).

The two largest leases in the first half of the year made a substantial contribution to the recovery. A leading company from the automotive sector and a manufacturing company together accounted for 45,460 sq m, or 35%, of total take-up.

Joel Adam, Managing Director of Realogis Immobilien Stuttgart GmbH, commented: "The Stuttgart market is expected to stabilise further in the second half of 2026. Demand remains selective, but is increasingly supported by a broader mix of sectors comprising manufacturing, technology-oriented companies and adjacent production and development-related activities. The region's high level of industrial expertise, innovative strength and robust SME structure provide a stable foundation for this."

Rents: Prime rent reaches new record high
Prime rent rose to €8.70/sq m at the end of the first half of 2026, setting a new record high. Compared with the same period of the previous year and year-end 2025, this represented an increase of €0.20/sq m, or 2%. The five-year average of €8.26/sq m was exceeded by 5%.

Average rent remained stable at €7.00/sq m, matching the level recorded in the prior-year period and at the end of December 2025. The five-year average of €6.68/sq m was exceeded by 5%.

Deals: Two leases accounted for more than one third of total take-up
The two largest lettings in the first half of the year totalled 45,460 sq m, representing 35% of total take-up. A leading company from the automotive sector leased 31,720 sq m of existing space in the Ludwigsburg district. A manufacturing company leased a further 13,740 sq m in the Rems-Murr district, also in existing space. Both leases were attributable to the Manufacturing sector.

Property types: Existing space shaped the market
Existing space almost entirely determined leasing activity, accounting for 127,000 sq m, or 98%, of total take-up. New-build space on brownfield sites contributed just 2,500 sq m (2%). No leases were recorded in new-build space on greenfield sites. Owner-occupiers did not feature, meaning the Stuttgart region has so far been a purely tenant-driven market this year.

    Regions: Ludwigsburg takes the lead
The Ludwigsburg district was the strongest submarket by take-up, with 48,600 sq m, or 38%. This was largely due to the major lease signed by a leading company from the automotive sector, which alone accounted for 31,720 sq m (65%) of the regional result.

The Rems-Murr district followed in second place with 24,300 sq m (19%). There, the lease signed by a manufacturing company contributed 13,740 sq m (57%) to the submarket's take-up. The Esslingen district ranked third with 22,500 sq m (17%). The Böblingen district followed close behind with 21,100 sq m, or 16%. The city of Stuttgart accounted for 7,700 sq m (6%), while the Göppingen district contributed 5,300 sq m (4%).

    Sectors: Manufacturing drove take-up
Manufacturing dominated demand with 77,600 sq m, or 60%, of total take-up. The two largest leases of the half-year were attributable to this user group and together accounted for 45,460 sq m (59%) of sector take-up.

    The collective category Supply/Others followed in second place with 26,100 sq m, or 20%. Logistics/Distribution reached 21,900 sq m (17%). Retail/Wholesale played a minor role with 3,900 sq m, or 3%. Within this segment, traditional retail accounted for 3,250 sq m (83%), while e-commerce totalled 650 sq m (17%).

Size categories: Large-scale units revive take-up
Large-scale units of 10,001 sq m and above made a strong return to the Stuttgart market in the first half of 2026. After no leases had been recorded in this size category in the two previous reporting periods, it reached 45,460 sq m, or 35%, of total take-up.

    Units ranging from 3,001 sq m to 5,000 sq m followed with 28,090 sq m and a market share of 22%. The 1,000 sq m to 3,000 sq m size category reached 25,600 sq m (20%). Units ranging from 5,001 sq m to 10,000 sq m accounted for 21,750 sq m (17%). Small units below 1,000 sq m totalled 8,600 sq m (6%).
