REALOGIS: Logistics and industrial real estate market in the Ruhr region returned to strong growth in 2025, large-scale lease transactions shaped the market

- Logistics/Distribution companies were the strongest demand driver

Rents: No changes in prime rent and average rent
Both prime rent at 7.75 €/m² and average rent at 6.50 €/m² were at 2024 levels at year-end 2025. Both values had also been recorded for H1 2025.

Take-up: Existing space in front, brownfield developments with strong growth
Existing space remained the most important pillar in the Ruhr region in 2025. It accounted for 305,500 m² and thus 51% of take-up (2024: 256,200 m² / 74%). Compared with the previous year, this represents an increase of 49,300 m² or 19%.
Brownfield developments regained noticeable importance in 2025. 189,100 m² were leased in this segment, equal to a 31% share of take-up (2024: 89,400 m² / 26%). Amazon and Winnet together accounted for 65% of brownfield activity, with Amazon alone responsible for 45%.
Greenfield developments totalled 108,600 m² in 2025, representing an 18% market share. No deals were recorded in this segment in the previous year.
The Ruhr region remained a pure tenant market in 2025. No owner-occupier deals were recorded.
Building types: Big-Box space remained dominant
By building type, Big-Box space retained its leading position with 506,800 m² or an 84% market share (2024: 237,800 m² / 69%). This corresponds to an increase of 269,000 m² or 113% compared with the previous year.
Other properties that cannot be assigned to either Big-Box properties or business parks followed with 94,000 m² and a 16% share (2024: 79,700 m² / 23%). Business parks played only a minor role with 2,400 m² or a 0.4% market share (2024: 28,100 m² / 8%).
Occupier sectors: Logistics/Distribution clearly in front, Retail/Wholesale in second place
The highest activity in 2025 came from companies in the Logistics/Distribution sector. The sector accounted for 413,700 m² or a 69% market share (2024: 168,600 m² / 49%). Compared with the previous year, this equals an increase of 245,100 m² or 145%. The five-year average of 264,845 m² was exceeded by 56%. Key lease transactions in this occupier sector included FIEGE (55,000 m²), Blitz Distribution (37,000 m²), Winnet (36,000 m²) and JD Logistics (34,000 m²). Together, these four lettings totalled 162,000 m² or 39% of sector take-up.
In second place were deals by Retail/Wholesale companies totalling 133,600 m² or a 22% market share (2024: 126,800 m² / 37%). Within Retail/Wholesale, e-commerce dominated with 113,900 m² and an 85% share of retail take-up (2024: 109,900 m² / 87%). Amazon accounted for 86,000 m² or 76% of e-commerce take-up. Traditional retail reached 19,700 m² or 15% (2024: 16,900 m² / 13%).
Manufacturing totalled 49,500 m² and an 8% market share (2024: 26,300 m² / 7%). Supply/Others accounted for take-up of 6,400 m² or a 1% market share (2024: 23,900 m² / 7%).
Size brackets: Large units from 10,001 m² shape market activity
Large units from 10,001 m² also dominated in 2025. They accounted for 506,800 m² and thus an 84% market share (2024: 237,800 m² / 69%). In absolute and percentage terms, take-up increased by 269,000 m² or 113% compared with the previous year, accompanied by a gain of 15 percentage points. All five largest deals, each comprising at least 30,000 m², were recorded in this size bracket.
Units between 5,001 m² and 10,000 m² contributed 49,500 m² or 8% (2024: 40,200 m² / 12%). Combined, the two largest size categories from 5,001 m² accounted for 92% of market activity in 2025 (2024: 80%).
The 3,001 m² to 5,000 m² segment totalled 34,600 m² or 6% (2024: 41,500 m² / 12%). Space between 1,000 m² and 3,000 m² reached 12,300 m² and a 2% share (2024: 25,000 m² / 7%). Small units below 1,000 m² played no role in 2025.
