REALOGIS increases nationwide take-up by 30% in pandemic-hit year of 2021
- Realogis Group brokers 1.3 million square metres in industrial and logistics properties and business parks in pandemic-hit year
- Logistics leads the way in the commercial property asset class
- Demand for space outstrips supply several times over
“Logistics properties have stepped out from the shadows they occupied in the 1990s to lead the way in the commercial property asset class,” says Umut Ertan, founder and partner of SCHWEIZER KAPITAL GROUP and majority shareholder of the Realogis Group.
“I am extremely proud of our team. Having started out as a pioneer and the first specialist on the logistics property market, Realogis has now established itself as the absolute market leader for consulting and brokering logistics properties in Germany. Users benefit from the in-depth market penetration we have built up over almost two decades. Realogis will continue to support them and provide them with property solutions for their business models in 2022,” Umut Ertan adds.
With take-up of warehouse and logistics space across all market participants in Germany (including owner-occupiers) totalling around 9.1 million m² in 2021, this meant the property consulting company Realogis accounted for an overall market share of 14.3%. Adjusted for leases concluded by owner-occupiers or without estate agents*, the Realogis team of around 70 experts was again responsible for one in every five square metres let on the German rental market.
“Contrary to the prophecies of doom shortly after the pandemic began, the process of ‘glocalisation’ and the desire to create bigger buffer stocks in Germany and Europe that we predicted in April 2020 have become a reality. This situation was exacerbated by the obstruction of the Suez Canal, the most important waterway between Asia and Europe – and there are no signs of the tightly linked supply chains returning to their previous state. The main bottleneck remains the availability of land. Demand for space is outstripping supply several times over,” Umut Ertan reports.
Realogis has dedicated marketing teams in the top seven industrial and logistics locations in Germany: Berlin, Düsseldorf, Frankfurt am Main, Hamburg, Leipzig, Munich and Stuttgart. A separate organisational unit pursues a strong focus on around 15 steadily growing regional industrial and logistics property markets.
In addition to letting business, the Group’s service portfolio includes site brokerage (brownfield and greenfield), consulting for property developers, sales and investment services for industrial and logistics properties and business parks, and property strategy consulting.
*Leases concluded by owner-occupiers or without estate agents generally account for around 30% of total take-up in Germany. We have conservatively set this rate at 25% in our calculations.
