Munich, 15 February 2022 – In an exclusive sales mandate from a private foundation, Realogis – the leading property consulting company for industrial and logistics properties and business parks in Germany with 70 experts – has positioned and sold a logistics and business park with a multi-tenant structure at a top location near Munich. The selective bidding process managed by Realogis was successfully won by the global investment manager Carlyle, together with Actum Real Estate Investment consulting on the acquisition. Montano Real Estate will assume asset management for the properties. The seller is SOPHIA mit P.S. Südbayern gGmbH, the trustee of the Peter Schilffarth Foundation from Holzkirchen.

The logistics and business park, which is excellently situated for infrastructure on the North Munich motorway junction (A9, A99) and public transport lines, is located at Dieselstrasse 18-22, on a leasehold plot of approximately 45,000 m². It has an occupancy rate of around 95% with rental income in excess of EUR 1.5 million per year and the potential for appreciation through adjustment in line with market levels.

The business park offers users around 25,000 m² of logistics and commercial space in two buildings, allowing good access to the city centre (17 km), exhibition grounds (21 km) and Munich Airport (21 km). Both buildings have been equipped with photovoltaic facilities since 2010 and the electricity generated by them is fed into the grid.

The building at Dieselstrasse 18-20 is solely for warehouse and logistics use and comprises around 9,300 m² of area with 42 ramps and two ground-level gates on a plot of around 20,000 m². The structure at Dieselstrasse 22 is a classic commercial or light industrial property of approximately 15,400 m² on a plot of around 25,000 m² that can primarily be utilised at ground level.

This successful transaction by Realogis follows the sale of similar products to institutional investors at the end of 2021. These include the sale of a new logistics park, complete with industrial area expansion, by Bauwo to Garbe Industrial Real Estate in Dingolfing-Landau, Lower Bavaria, the sale of the trade fair stand builder Damböck’s light industrial park to an international institutional investor and the transaction for a DNGB gold standard logistics property in Reichertshofen between Intaurus and Real I.S.
