REALOGIS advises EUZIEL on new HILLWOOD logistics centre in Essen
- Full occupancy immediately after speculative start of construction on brownfield site

Düsseldorf / Essen, 12 June 2024 - The excavators are rolling on the former logistics site of Thyssenkrupp Schulte in Altenessen. International project developer Hillwood acquired the 80,000 m² brownfield site in 2023 and speculatively began work on a new logistics building in May 2024. Realogis - Germany's leading consultancy for industrial and logistics properties and commercial land - has now succeeded in fully letting the new building complex, which comprises around 42,000 m² of rental space, off plan.
The tenant of the property at Johannisstrasse 71 (45329 Essen) will be the online retailer Euziel. The company has concluded a long-term rental agreement for approx. 38,200 m² of warehouse space with around 40 ramp gates, approx. 2,400 m² of mezzanine space, just under 1,600 m² of office and social space and 104 car parking spaces.
Euziel sells products in the furniture, home office, outdoor & garden, storage, make-up and jewellery and pet accessories segments under the ‘Songmics Home’ umbrella brand and will move into the stand-alone property in the first quarter of 2025.
‘Following our two modern locations in the port of Duisburg, Realogis has enabled us to secure another logistics hub in the Ruhr region in good time with the new building in Essen,’ explains Yi Kong, Managing Director of Euziel International GmbH.
‘The full occupancy rate at the start of our construction activities confirms the high attractiveness of the location for retailers,’ comments Anré Wolters, Managing Director at Hillwood Germany.
"The development site is conveniently located between the motorway junctions of the A40 and A42 motorways.
