Berlin region: REALOGIS analyses the market for logistics and industrial properties for Q1 2025
Berlin, 8 April 2025 - According to Realogis, Germany's leading consultancy for industrial and logistics properties and commercial land, a total of 77,200 m² of logistics, warehouse and industrial space was taken up by all market participants in Greater Berlin in the first quarter of 2025. The market thus recorded a significant increase of 37% compared to the first quarter of 2024 with 56,400 m².
"The positive trend from the start of the year has continued. However, take-up is not yet at the level of the 5-year average of the first quarter, which is just under 100,000 m²," comments Alexander Ego, Managing Director of Realogis Immobilien Berlin GmbH.
What is striking is the high proportion of new build space taken up on revitalised brownfield sites at 30,000 m² or 39%, followed by existing properties at 26,900 m² or 36% and new builds (greenfield sites) at 18,800 m² or 25%. In total, 48,800 m² or 64 % of rental agreements were concluded in new-build properties. Proportionally, this is the highest figure since Realogis began keeping records. The region with the highest take-up was Berlin East thanks to a major contract signed by an industrial company, which accounted for 36,500 m² or 47% of total take-up.

Among the sectors, manufacturing took first place with 50,100 m² or 65 %, recording a significant increase of 44,900 m² compared to the same period of the previous year, in particular due to the two large contracts signed by a major industrial client and Siemens Energy.
The highest take-up among the size segments was observed for large spaces of 10,001 m² or more, with taking 40,460 m² or more than every second square metre. This is more than three times as much as in the previous year.
Currently, the prime rent has risen by 7% to a provisional high of €10.50/m² (Q1 2024: €9.85/m²), exceeding the 5-year average of €8.81/m² by a significant 19%. The average rent also reached a new high of € 8.10/m² (+4 %; Q1 2024: € 7.80/m²) and exceeded the 5-year average of € 7.10/m² by 14 %.
