REALOGIS: Berlin logistics property market shows clear signs of a recovery

Berlin, 15. Januar 2026 – Die REALOGIS Unternehmensgruppe, Deutschlands führendes Beratungsunternehmen für Industrie- und Logistikimmobilien sowie Gewerbegrundstücke, beobachtete für 2025 erstmals seit zwei Jahren eine spürbare Belebung auf dem Berliner Logistik- und Industrieimmobilienmarkt. In der Region Berlin wurde im Gesamtjahr 2025 ein Flächenumsatz von 433.000 m² und damit ein Plus von 137.700 m² beziehungsweise 47 % gegenüber dem Vorjahr 2024 registriert. Dennoch wird der 5-Jahresdurchschnitt von 569.900 m² um 24 % unterschritten. Die fünf größten Abschlüsse von Netto (65.000 m²), einem industriellen Großkunden (30.000 m²), der Bär & Ollenroth KG Berlin (26.100 m²), der Radeberger Gruppe (26.000 m²) sowie Tesla (18.500 m²) umfassen insgesamt 165.600 m² beziehungsweise 38 % des Gesamtergebnisses.

The five largest transactions, concluded by Netto (65,000 m²), a large industrial occupier (30,000 m²), Bär & Ollenroth KG Berlin (26,100 m²), the Radeberger Group (26,000 m²) and Tesla (18,500 m²), accounted for a combined 165,600 m², equivalent to 38 percent of total take-up.

At present, we are seeing further growth in demand for logistics properties, driven in particular by Asian and US companies choosing Berlin as a base for their expansion.”

Rents continue to rise, with prime rent exceeding the €10 mark
Prime rent increased by €0.60 per m², or 6 percent, over the course of 2025 to €10.50 per m², continuing the upward trend that has been in place since 2016. Average rent rose more moderately by €0.20 per m² to €8.10 per m². Growth in both prime and average rents occurred mainly in the first half of the year, with rents remaining stable in the second half of 2025.

Lettings in greenfield sites almost double
Each accounting for around 42 percent of total take-up, lettings in greenfield developments (183,800 m²) and in existing space (181,400 m²) were almost level. While take-up in greenfield developments rose by 90,100 m², or 96 percent year on year, take-up in existing buildings fell by 20,200 m², or 10 percent.

New builds on former brownfield sites played a more significant role for the first time in 2025, reaching 67,800 m² and a 16 percent share of total take-up. A key contributor to this positive performance was a single transaction of more than 30,000 m² by a large industrial occupier, which alone accounted for 44 percent of brownfield take-up.

By building type, big-box units dominated with 294,600 m², followed by business parks with 84,800 m² and other space with 53,600 m². The market continued to be tenant driven. Lettings accounted for 350,200 m², or 81 percent, while owner-occupiers reached 82,800 m², or 19 percent. Compared to the previous year, this represents a marked increase of 626 percent in owner-occupier activity.

Berlin city area remains the largest submarket despite decline
With 132,800 m², representing a 31 percent share, the Berlin city area remains the strongest submarket, compared to 155,700 m² and a 53 percent share in 2024. Berlin’s northern region recorded an increase of 98,900 m² to 118,300 m², equivalent to a 27 percent share, up from 19,400 m² and 6 percent in 2024. Third and fourth place are taken by the southern Berlin region with 85,800 m², or 20 percent, and the western region with 49,600 m², or 11 percent. The eastern region remains at the bottom of the ranking with take-up of 46,500 m², also accounting for 11 percent.

Retail/Wholesale dominates, e-commerce continues its downward trend with halved take-up
Retail remains the dominant occupier group by far, with take-up of 182,400 m², equivalent to a 42 percent share, compared to 112,900 m² and 38 percent in 2024. Within Retail/Wholesale, traditional retail dominates with 161,300 m² and an 88 percent share, compared to 70,700 m² and 63 percent in 2024, while e-commerce continues to decline, accounting for just 12 percent or 21,100 m², down from 42,200 m² and 37 percent the year before.

The strong result in traditional retail was driven primarily by three large leasing transactions concluded by Netto, Bär & Ollenroth KG Berlin and the Radeberger Group, which together accounted for around 73 percent of take-up in this category.

Manufacturing ranked second, as in the previous year, with 98,900 m² or 23 percent, followed by Logistics/Distribution forwarding with 92,200 m², or 21 percent. The combined “Supply/Others” category achieved take-up of 59,500 m², equivalent to 14 percent.

Large-scale units are the key drivers
Large units of 10,001 m² and above continue to define the market, contributing 225,800 m² — more than half of total take-up at 52 percent. Compared to the previous year, take-up in this segment increased by 139,100 m², or more than two and a half times.

Units between 5,001 m² and 10,000 m² accounted for 72,800 m², while the 3,001 m² to 5,000 m² segment reached 45,700 m². Lettings between 1,000 m² and 3,000 m² totalled 70,900 m², and small units below 1,000 m² came to 17,800 m².
